Narrative:
This is one of the last of the small farms available
in this area. It has great potential, but it has been
sadly neglected.
The current owner has just had a bulldozer clear away
some old fencing and a lot of debris. There are about
20-25 acres of slightly rolling open land near the
house and the road. The rest of the land is wooded
with a mixture of hardwoods and pines. Some of the
trees were cut and sold about seven years ago.
They're beginning to grow back now, but there are
some old stumps among the new growth.
This farm has about 3000 feet of frontage on a large
creek ("wade across" type) that borders the property
on two sides. It also has a small pond. I think the
pond was stocked a long time ago, but I don't know
what might be in it now.
The house was a nice house 50 years ago, but it needs
a lot of work now. I think it was originally (maybe
100 years ago) built in the shape of a "T" with a living
room, dining room and kitchen on the first floor and
three bedrooms upstairs. Then -- like many of these
old farm houses -- someone added a bathroom on the
first floor next to the kitchen.
The current owner has not done anything to the house,
but the last owner started to upgrade the
electrical system in a very amateurish way. He did the
right thing by bringing in 200-ampere service, but he
left behind loose wires hanging all over the place. It
could never pass an inspection the way it is now.
That previous owner also did something else good.
He started to install a bathroom on the second floor
over the kitchen. He took space from the back
bedroom, but it's still a good-sized bedroom. Like
many old Virginia farmhouses, this bedroom has a
staircase leading directly to the kitchen beneath it.
