Homes are still a good investment
opportunity although the prices are gradually
escalating. When we came here 20 years ago,
homes were relatively cheap because land was
only about $500 per acre. Now it’s
more like
$2,500 to $3,000 per acre. Thus, home prices have increased
significantly.
This is particularly true if you are looking at homes on small acreage.
Good 5- to 10-acre parcels carry price tags
of
$4,000 to $5,000 per acre. Of course, it's
somewhat more if the land has large trees or
a pond or a creek. Therefore, homes with a lot of beautiful old
oaks or a pond have really increased in value.
Homes here
make particularly good investments because
the taxes are so low. In fact, taxes in some counties are only
about $600 per year
on a $100,000 property. On top of that, it seems our rural homes
are actually assessed rather low -- sometimes at only 70% to 80% of
market value.
